Property tax cycles are established by each local government and can vary greatly from one area to another.

Property Tax Bills

If you have an escrow account set up to pay your taxes, it is not necessary to send your tax bill to us, unless:

  • PA Residents:
    Some taxing agencies will only forward tax bills directly to the homeowner. Homeowners in one of these “home owner areas” must forward their tax bills directly to our Tax Department. If your property is in a home owner designated area, we will send a letter requesting the tax bill with a prepaid return envelope. For your records, you may want to make a copy of the bill before you send it to us.

  • Cook County, IL Residents:
    Your tax assessors require the original tax bill accompany the tax payment. If the original bill is not available when remitting the tax payment, Cook County will assess a $5.00 processing fee. You should receive a letter from us requesting the original tax bill, which includes a prepaid return envelope for your convenience. For your records, you may want to make a copy of the bill before you send it to us.

Supplemental Tax Bill

If you receive a Supplemental Tax Bill, you have two options:

  • Keep the bill and pay it yourself.
  • Send the bill to us to be paid from your escrow account. Fax to 817-826-1221 or mail to:

Tax Increases and Decreases

Changes in your tax amount are made by your local government. For any questions regarding the reason for or accuracy of your tax amount, contact your local taxing authorities.

Exemptions

There are multiple types of exemptions; however, an exemption is only available on a primary residence. The most common types include Veterans, Homestead and Disability exemptions. Not all states have exemptions. To apply for an exemption, contact your local taxing authority.

If your tax office has approved you for a Homestead Exemption, you should submit the approval letter to MetLife Home Loans, including the new tax amount and effective date. Fax to 937-328-1368 or mail to:

Please note that MetLife cannot accept property value information. We must have the tax amount in order to make adjustments to your account.

Supplemental Taxes and Special Assessments

A supplemental tax occurs when the assessed value of your property increases due to changes in ownership or completion of new construction. The supplemental tax bill charges you the taxes for the higher property value back to the date of change in ownership or completion of new construction.

A special assessment is a fee collected by the city for improvements or services that benefit a property. Special assessments can be used to finance many different types of local improvements (sewer, water lines, street lights, etc.) that will presumably benefit that property.

Taxes and Escrow Accounts

MetLife Home Loans obtains and pays regular property tax bills. If offered, we always pay taxes by the discount date.

You can send your supplemental tax or special assessment to MetLife to be paid from your escrow account. Note: If you do not send your supplemental tax or special assessments to MetLife, they will not be automatically paid from your escrow account.

You are responsible for any non-real estate bills you receive, such as solid waste, water/sewer, or Homeowner's Association.
